Unless you’re a trained roofing professional, most roofing work shouldn’t be carried out yourself. Also keep in mind that most manufacturers of products used in the roof repair will not warranty those products unless a licensed professional carries out the work. The other thing to keep in mind is that working on a roof can be very dangerous, so is it really worth risking your health in order to save money? JK Johns is family owned and operated, we have been in the roofing business for over 35 years. To get started you can give us a call (352 754-8600)or stop by our office located at 3323 Mustang Dr. in Brooksville, FL. 34604.

To get started just give us a call. We will answer any questions you have.  Set up a time to come out and measure your roof and see how much material your roof will need and if there are any special conditions. We will then work up an proposal for your new roof. Today with email we can have your proposal over to you in a timely matter.

You will need a permit for your new roof. Not to worry as we will take care of pulling your permit.  In order to pull your permit we will need a Notice Of Commencement (NOC).   We will send you an NOC and you will need to fill it out and get it back to us. We take the NOC to the courthouse and file it. The courthouse will give us the proper paper work to take to the permit office and pull your permit. Once we have your permit we can set a date to start your new roof.

There are many steps when re-roofing your home.

  1. We have a dump trailer dropped off.
  2. The roofing material will be delivered.
  3. We remove your existing roof.
  4. Replace any damaged/rotten wood.
  5. Re-Nail roof deck to bring up to code.
  6. Install new underlayment.
  7. Install new lead boots, GRV roof vents,
  8. Install new roof shingles.
  9. If in the contract we will install new ridge venting and skylights, gutter.
  10. Clean up debris and remove dump trailer.

Since your roof is constantly exposed to the outside elements, it means your roof is going to degrade over time. The rate at which it degrades will depend on a number of factors. These include; the quality of the original materials used and the workmanship, the amount of abuse it has to take from the elements, how well the roof is maintained and the design of the roof. Most roofing contractors will quote around 20 years for a well-built and well-maintained roof, but that can never be guaranteed because of the above factors. Our advice is to always keep your roof well maintained and get regular inspections to make sure it lasts as long as possible.

Depending on what county you live in your roof will get one or two inspections. Some counties require an affidavit stated that the roof deck was re-nailed to bring up to code.  All roofs will receive a final roof inspection from the county.

Sorry we do not offer in house financing. There are many placing to get financing today. Just do a search on google  and you will get a list of places.

Yes we have our labor warranty of 3 years on new roof installs and 1 year on repairs. You will get a warranty issue to you from the manufacture of the type of roof we install, like shingles or metal or tile. Note that  warranties differ from one manufacture to the other and by the type of roof.  All major manufactures have good warranties, you can feel safe with any of them.

With the cost of material going up. The price gap between the cost of a new shingle roof and a new metal roof is  closing but a metal roof will still cost more.  How much depends of the metal roof system you go with and the condition of your existing shingle roof. To remove a shingle roof down to the deck re-nail the deck install ew underlayment and a metal roof will cost about two thirds more than what a shingle roof cost. Say a new shingle roof cost $5,000 and new metal roof will cost around $8,000 or $9,000.  This is just an example and when you read this the pricing can change. There is a way to get the cost of  a new metal down some. If the existing shingle roof is in ok shape without a lot of rotten wood and there is only one layer of roof installed now, we can install a new metal roof over the existing shingle roof.  This can be done a few ways. First  we can install a barrier sheet between the shingles and metal, This is a basic system, next we can install 1×4 wood battens onto the existing shingles and install the new metal roof onto the wood battens, as an option we can install an insulation board between the wood battens under the new metal roof. With each option the price goes up but this is a good system that saves money on the cost of removing the existing roof, dump for debris removal  plus re-nailing the roof deck, purchasing underlayment and install the underlayment.

In most county’s a house can have up to two roofs installed. With that being said, we do not install a second layer of shingles over an existing shingle roof.  There are a few reasons why we do not install shingles over an old shingle roof.  Over the years we have been called to repair many roofs with two layers of shingles. We have found that the life of the second layer of shingles is cut short, the shingles blow off more often and the nails pop out and cause leaks. I could go on but it is just not a good idea to install shingles over shingles and we do not do that. The little bit of money saved is not worth cutting the lifecycle of the new roof.

If a repair is over 20 percent of the roof then yes we will have to pull a permit but this is very rarely the case.  Most of the time we can repair your roof without a permit.

We do install metal roofs over an existing shingle roof. There are a few options when install onto an existing shingle roof, also there is a cost savings of removing the existing roof.  The first option is to install a barrier sheet between the shingles and metal, This is a basic system, next we can install 1×4 wood battens onto the existing shingles and install the new metal roof onto the wood battens, as an option we can install an insulation board between the wood battens under the new metal roof.  This last option we have install on many roof and had very good feedback from customers. Their power bill went down and the home is much more comfortable to live in.  With each option the price goes up but this is a good system that saves money on the cost of removing the existing roof, dump for debris removal  plus re-nailing the roof deck, purchasing underlayment and install the underlayment.
