A shingle roof warranty is a contract between you and the roofing company that guarantees your roof will be free of defects for a specified length of time. These warranties can last up to 10 years., although some extended warranties can last up to 25 years. The warranty covers any defects in the materials or workmanship of the roof installation, including leaks, cracked or damaged shingles, and other issues.

–> A contractor’s warranty is a guarantee provided by the roofing contractor. These warranties typically cover the cost of labor to repair or replace any shingles that are damaged due to installation errors. Contractor’s warranties are usually shorter in duration than manufacturer’s warranties, but they still provide valuable protection for your roof. Our labor warranty on metal roof systems is for a period of 5 years.

Shingle Warranty Details, What You Should Know

–> All warranties are roof to deck, not roof-overs

–> Limited Lifetime Warranty is transferrable within the first 5 years of installation date, one transfer ONLY

–> The first  0 to 5 years is bumper to bumper warranty (LABOR & MATERIAL) manufacturer defect ONLY
——–> (Note some shingles like Tamko go up to the first 10 years)

–> After 5 years LABOR IS NOT INCLUDED, PRO RATED (SHINGLE ONLY) Prorated based on a 50 year schedule

–> Roof accessories that are not included in the warranty are the underlayment, hip and ridge cap, eave and flashing metals, vents and boots

–> All lifetime warranties are 50 year warranty for residential and 40 year warranty for commercial

–> Ask about enhanced warranty to extend from 10 years to 15 years. covers the shingles only

The Metal Roof Warranty

A metal roof warranty is a contract between the manufacturer and the purchaser that guarantees the performance and durability of a metal roof system. The warranty generally covers defects in material, workmanship, and performance of the roof system, as well as any other specified conditions. The warranty typically covers a certain period of time, ranging up to 50 years, and may include additional coverage for labor costs, material costs. Warranties are designed to protect the purchaser from a defective roof, and provide peace of mind that the roof will last for a long time.


The Metal Roof Manufacturer’s Material Warranty

–> A 24ga standing seam metal roof material warranty typically covers the roofing material against defects in workmanship, material, and corrosion. It usually lasts between 20-30 years and is transferable to a new homeowner if the property is sold. Depending on the manufacturer’s warranty, it may also cover fading, chalking, and rusting of the metal roofing material.

–> The 24ga standing seam metal roof paint finish is a durable and attractive option for metal roofs. It is the standard for a standing seam (concealed fastener ) metal roof system and is designed to withstand extreme temperatures and weather conditions.  The Kynar 500 paint finish is designed to provide long-term protection and is resistant to corrosion, fading, and chalking. It is also fairly easy to maintain and can last for decades if properly cared for. The Kynar 500 standing seam paint finish has a 30 year warranty  against corrosion, fading, and chalking. This is a prorated  warranty.

–> The 26ga exposed fastener metal roof material comes with a 20 year warranty on the material and a 30 year warranty on the paint finish. This type of warranty usually includes protection against fading, chalking, cracking and peeling due to normal weathering conditions. It also provides coverage in case there are any manufacturing defects that cause premature failure or deterioration of the coating system.

The Contractor’s Labor Warranty

–> A contractor’s warranty is a guarantee provided by the roofing contractor. These warranties typically cover the cost of labor to repair  metal roof panels that are damaged due to installation. Note repair can mean touchup paint or installing a new panel.  Contractor’s warranties are usually shorter in duration than manufacturer’s warranties, but they still provide valuable protection for your roof. Our labor warranty on metal roof systems is for a period of 5 years.

Metal Roof Warranty Details, What You Should Know

–> The metal that the roof material and trim carry warranties for 20 to 25 years. (This includes mill finish)

–> For THIRTY-FIVE YEARS (35), Paint System® will not peel, flake, or otherwise lose adhesion to an extent that it is apparent on ordinary outdoor visual observation. Failure due to substrate issues including, but not limited to corrosion is not covered by this Limited Warranty.

–> For THIRTY YEARS (30), Roof panels will not change more than five Hunter units when measured per ASTM D 2244 on clean surfaces after removing dirt, other surface deposits and chalk per ASTM D 3964.

–> For THIRTY YEARS (30), Roof panels will not chalk more than a number eight rating when measured per ASTM D 4214, Method A.

After your roof is complete and has passed the final inspection we will file for your material warranty and issue our labor warranty.  Please note that the material supplier will issue your material warranty. We will file it for you and they will send it to you. It can take some time for them to get it to you but the warranty is good after we file it. So not to worry you are covered.

Unless you’re a trained roofing professional, most roofing work shouldn’t be carried out yourself. Also keep in mind that most manufacturers of products used in the roof repair will not warranty those products unless a licensed professional carries out the work. The other thing to keep in mind is that working on a roof can be very dangerous, so is it really worth risking your health in order to save money? To get started just give us a call. We will answer any questions you have.  Set up a time to come out and measure your roof and see how much material your roof will need and if there are any special conditions. We will then work up an proposal for your new roof. Today with email we can have your proposal over to you in a timely matter.

You will need a permit for your new roof. Not to worry as we will take care of pulling your permit.  In order to pull your permit we will need a Notice Of Commencement (NOC).   We will send you an NOC and you will need to fill it out and get it back to us. We take the NOC to the courthouse and file it. The courthouse will give us the proper paper work to take to the permit office and pull your permit. Once we have your permit we can set a date to start your new roof.

There are many steps when re-roofing your home.

  1. We have a dump trailer dropped off.
  2. The roofing material will be delivered.
  3. We remove your existing roof.
  4. Replace any damaged/rotten wood.
  5. Re-Nail roof deck to bring up to code.
  6. Install new underlayment.
  7. Install new lead boots, GRV roof vents,
  8. Install new roof shingles.
  9. If in the contract we will install new ridge venting and skylights, gutter.
  10. Clean up debris and remove dump trailer.

Since your roof is constantly exposed to the outside elements, it means your roof is going to degrade over time. The rate at which it degrades will depend on a number of factors. These include; the quality of the original materials used and the workmanship, the amount of abuse it has to take from the elements, how well the roof is maintained and the design of the roof. Most roofing contractors will quote around 20 years for a well-built and well-maintained roof, but that can never be guaranteed because of the above factors. Our advice is to always keep your roof well maintained and get regular inspections to make sure it lasts as long as possible.

Depending on what county you live in your roof will get one or two inspections. Some counties require an affidavit stated that the roof deck was re-nailed to bring up to code.  All roofs will receive a final roof inspection from the county.
