The Modified Roof System

Modified Roofing Is Sometimes Called Rolled Roofing

Modified bitumen roofing, or constructed bitumen roofing, can be applied to the whole roof of any structure. Modified roofing comes in rolls and is sometimes called rolled roofing.

Types Of Modified Roofing Install

Modified roofing can be installed in different ways. One way is to use a cold process or liquid tar. Another way to install modified roofing is called torch down, this uses a torch flame to heat up and melt the tar on the underside of the modified roll. There is also what is called self adhered. This uses a base sheet that is fastened to the deck with a top/cap sheet applied to the base sheet.

What Does Modified Roofing Look Like When Installed

Modified bitumen is usually made from bitumen but it can also be made from a mixture of asphalt and mineral materials. The top surface is covered with small granules. These granules come in different colors such as white and brown. When installed properly this makes for a nice looking roof.

For Use On Flat Or Low Slope Roof Structures

Modified roofing is a great solution for low slope roofs. Most of the time on a house the low slope or flat roof is located in the rear of a residence. Modified roofing is also used in commercial applications on building such as malls, banks and businesses of all kinds across this great country.

Lasting For Many Years

Modified roofing can last for many years but like any roof system the longevity of the roof goes hand in hand with what is under the modified roof. For a roof to last you need good ventilation to let heat out from the underside. The top side will depend on the sun and if the roof ponds water or not. If a modified roof spends most of its life in the shade it will naturally last longer than a roof that is in direct sunlight all day. Debris that build up on a roof like leaf’s or dirt can cut into the lifetime of a roof. It is a good idea to maintain your roof to get the most life out of it.

Click on a box below and it will open for more information.

Unless you’re a trained roofing professional, most roofing work shouldn’t be carried out yourself. Also keep in mind that most manufacturers of products used in the roof repair will not warranty those products unless a licensed professional carries out the work. The other thing to keep in mind is that working on a roof can be very dangerous, so is it really worth risking your health in order to save money? JK Johns is family owned and operated, we have been in the roofing business for over 35 years. To get started you can give us a call (352 754-8600)or stop by our office located at 3323 Mustang Dr. in Brooksville, FL. 34604.

To get started just give us a call. We will answer any questions you have.  Set up a time to come out and measure your roof and see how much material your roof will need and if there are any special conditions. We will then work up an proposal for your new roof. Today with email we can have your proposal over to you in a timely matter.

You will need a permit for your new roof. Not to worry as we will take care of pulling your permit.  In order to pull your permit we will need a Notice Of Commencement (NOC).   We will send you an NOC and you will need to fill it out and get it back to us. We take the NOC to the courthouse and file it. The courthouse will give us the proper paper work to take to the permit office and pull your permit. Once we have your permit we can set a date to start your new roof.

There are many steps when re-roofing your home.

  1. We have a dump trailer dropped off.
  2. The roofing material will be delivered.
  3. We remove your existing roof.
  4. Replace any damaged/rotten wood.
  5. Re-Nail roof deck to bring up to code.
  6. Install new underlayment.
  7. Install new lead boots, GRV roof vents,
  8. Install new roof shingles.
  9. If in the contract we will install new ridge venting and skylights, gutter.
  10. Clean up debris and remove dump trailer.

Since your roof is constantly exposed to the outside elements, it means your roof is going to degrade over time. The rate at which it degrades will depend on a number of factors. These include; the quality of the original materials used and the workmanship, the amount of abuse it has to take from the elements, how well the roof is maintained and the design of the roof. Most roofing contractors will quote around 20 years for a well-built and well-maintained roof, but that can never be guaranteed because of the above factors. Our advice is to always keep your roof well maintained and get regular inspections to make sure it lasts as long as possible.

Depending on what county you live in your roof will get one or two inspections. Some counties require an affidavit stated that the roof deck was re-nailed to bring up to code.  All roofs will receive a final roof inspection from the county.
