Hello my name is John Johns. I am one of the owners of JK Johns Roofing and as you can imagine we get calls all the time from customers wanting a new shingle roof and for most of them it is their first time purchasing a new roof and they have questions.
I will cover 11 of the most asked questions and I will try to keep this short.
–> Does a shingle roof cost more than a metal roof?
Answer – Metal roofing cost more than shingles, the cost varies with the type of metal roofing and if the metal can be installed over your existing shingles.
–> Can you install new shingles over my existing shingle roof?
Answer – This is not a good idea. While you can do this, it will shorten the lifetime of your new shingle roof and as a business this is something we do not do.
–> Do I have to pull a permit or do you get it?
Answer – We will take care of it, You will need to fill out the NOC and we take care of the rest.
–> What about these pipes sticking out of my roof, do I get new one’s?
Answer – The pipes are plumping stacks and they will get new lead boots around the existing pipes. Other vents on a roof can be for a dryer or kitchen vent.
–> Do you remove my old existing roof?
Answer – Yes your existing roof is removed and the wood deck re-nailed up to code.
–> When do I need to give you money?
Answer – When the material is delivered we invoice for half the contract amount and after final inspection we invoice for the balance.
–> What about the trash, do you remove the debris?
Answer – Yes we will have a dump trailer on site and clean up when we are finished.
–> Do you replace rotten or damaged wood?
Answer – Yes we will replace any damaged woof we come across, the amount of wood will be determined when we remove the roof.
–> What about a warranty, do my shingles come with a warranty?
Answer – Yes you will get a warranty from the manufacture for the shingles and a labor warranty from us.
–> Do I get new metal around the edge of my roof?
Answer – Yes the metal is called eaves drip and you can pick the color using our shingle roofing page.
–> What is under my new shingle roof?
Answer – The material under your shingle roof is called the underlayment and it comes in a few different styles. First you have the felt paper that has been around for over 100 years, I believe this is on it’s way out because it has been getting scarce as of late. Felt paper is a tried and true underlayment. Next is the synthetic underlayment, it has been around for some time now and is a really good product. It is light weight and very durable, making it a top choice for roofers. Next up is the peel & seal, this underlayment is adhered to the roof deck via a thin plastic that is peeled off the underside. P&S offers very good protection to the contents of your home if a big storm comes thur but when it comes time to reroof your home it is going to cost more. The extra cost to reroof a home with P&S will be close to having a metal roof installed over the existing shingles.
What Are The Steps Needed
For Installing My New Shingle Roof
STEP 1. Removing The Old Shingles
This is the start date, this is a busy day.
Up until now it has been a little paper work and commutation . After your permit is in hand we set a start date. On this day you can expect to have trucks pulling up to your house as the crew arrives the material is delivered and a dump trailer is on site. Expect a lot of noise as the crew picks up their removal tools and start the hard job of removing the existing roof. If you stay home it will sound like you have 100 people up on your roof trying to get in as they rip up the shingles then pick and bang the old roofing nails, repair/replace and damage or rotten wood, then re-nail your plywood decking to bring it up to code and install the underlayment to make your roof deck water tight. The crew will load up some tools pack up a few things and be on their way home for a well deserved rest.
STEP 2. Installing The New Shingles
Today is the day your new shingle roof gets installed.
Out with the old and in with the new. By the end of today your new roof will start to take shape. Your shingle have been delivered and the crew is back for another day of making noise installing your new shingle roof. Depending on the size and layout of your roof, the crew could have most if not all of your roof installed. This includes the eave metal, venting and lead boots. Your new shingle roof is coming together just a little hip and ridge cap to install. It is said that 40 percent of your homes curb appeal is the roof and you just took care of that. Nice, now that looks great and the value of your home just went up.
STEP 3. The Clean up & Inspection
Today is cleaning day.
After all that work of removing and installing your it is time for the clean up and to call in for the final inspection. Today we will pick up any material left over from your new roof install. Walk your new roof just to make sure every thing is how it should be. On this day if it has not yet been removed the dump trailer will be out of there and it should start to like we were never there and your new roof just appeared. Now that we know your roof if finished it is time to call for the final inspection from the county. This is always a good time for you the home owner and us the roofing contractor. Passing the final inspection lets you the home owner know your new roof was installed up to code and for us the roofing contractor it is another job well done.

To get started just give us a call. We will answer any questions you have. Set up a time to come out and measure your roof and see how much material your roof will need and if there are any special conditions. We will then work up an proposal for your new roof. Today with email we can have your proposal over to you in a timely matter.
You will need a permit for your new roof. Not to worry as we will take care of pulling your permit. In order to pull your permit we will need a Notice Of Commencement (NOC). We will send you an NOC and you will need to fill it out and get it back to us. We take the NOC to the courthouse and file it. The courthouse will give us the proper paper work to take to the permit office and pull your permit. Once we have your permit we can set a date to start your new roof.
There are many steps when re-roofing your home.
- We have a dump trailer dropped off.
- The roofing material will be delivered.
- We remove your existing roof.
- Replace any damaged/rotten wood.
- Re-Nail roof deck to bring up to code.
- Install new underlayment.
- Install new lead boots, GRV roof vents,
- Install new roof shingles.
- If in the contract we will install new ridge venting and skylights, gutter.
- Clean up debris and remove dump trailer.
Since your roof is constantly exposed to the outside elements, it means your roof is going to degrade over time. The rate at which it degrades will depend on a number of factors. These include; the quality of the original materials used and the workmanship, the amount of abuse it has to take from the elements, how well the roof is maintained and the design of the roof. Most roofing contractors will quote around 20 years for a well-built and well-maintained roof, but that can never be guaranteed because of the above factors. Our advice is to always keep your roof well maintained and get regular inspections to make sure it lasts as long as possible.
Depending on what county you live in your roof will get one or two inspections. Some counties require an affidavit stated that the roof deck was re-nailed to bring up to code. All roofs will receive a final roof inspection from the county.
